Right to Buy
How it Works
If you are interested in purchasing your
current home through Right to Buy we would encourage you to contact
one of our sales advisors. They will be able to check your tenancy
agreement to see if you are eligible for the scheme.
If you do have the right to buy, we will ask
you to complete a Right to Buy claim application form.
Upon receipt of your claim form, we will send
you a notice telling you whether or not you have the right to buy.
You should receive this within 4 weeks of the date on which
Longhurst & Havelok Homes (L&H Homes) received your Claim
form.
If you do not have the Right to Buy, we will
explain why.
If we agree to sell your home to you, we will
send you a separate notice which tells you the price you have to
pay and the terms and conditions of the sale.
Once you are happy with the terms and
conditions outlined by L&H Homes and you decide whether you
wish to proceed with the purchase you then need to arrange to raise
the money, if you need a mortgage, this is when you should talk to
a bank or building society.
You should also ask your solicitor for advice
on the legal documents and making payment. It may take a couple of
months before you become the owner of your home.
Right to Acquire
How it Works
If you are interested in purchasing your
current home through Right to Acquire we would encourage you to
contact one of our sales advisors. They will be able to check your
tenancy agreement to see if you are eligible for the scheme.
If you do have the Right to Acquire, we will
ask you to complete a Right to Acquire claim application form.
Upon receipt of your claim form, we will send
you a notice telling you whether or not you have the Right to
Acquire. You should receive this within 4 weeks of the date on
which L&H Homes received your Claim form.
If you do not have the Right to Acquire, we
will explain why.
If we agree to sell your home to you, we will
send you a separate notice which tells you the price you have to
pay and the terms and conditions of the sale.
Upon receipt of this notice, if you wish to
proceed with the purchase you must:
- Tell L&H Homes within 12 weeks if you wish to proceed with
the purchase.
- Appoint a legal representative to act on your behalf
- If you require a survey, arrange for thus to be carried out at
your own expense.
- If required, arrange a mortgage with an approved lender.
Once we have received details of the mortgage
offer, we will instruct our solicitors to proceed with the
sale.
Your solicitor will deal with the legal
requirements necessary for the purchase and should keep you
informed.
You are expected to complete the purchase
within three months of receiving your offer notice, If you fail to
complete within this time period, L&H Homes will serve a first
notice giving you a reasonable time (not less than 56 days) to
complete. If you do not complete within this time, L&H Homes
will serve a second notice giving you a further reasonable time
(not less than 56 days) to complete. If you do not complete within
the time given in the second notice L&H Homes will consider
that you have withdrawn your application.
